Strong demand for multiuse warehouse and industrial space combined with low vacancy rates has prompted Hubbell Realty Co. to start construction on its fourth 110,000-square-foot building in its Grimes Distribution Center. CBRE|Hubbell Commercial Vice President Morey Knutsen said occupancy at the three other same-size buildings that the company has completed is at roughly 94 percent, with 20,000 square feet available in the most recently completed structure. "There is strong demand on the part of larger users" who need a minimum of 50,000 square feet, he said. "With vacancy still hovering in the 3 to 4 percent range, there are few options for any size user." The new addition at Grimes Distribution Center is scheduled to be completed in May or earlier, depending on the weather. The first building at Grimes Distribution Center was delivered in 2008 and was followed with buildings two and three in 2012 and 2014. Building No. 4, like its neighbors, will have 11 10,000-square-foot bays, each with a 9-foot-by-10 foot dock, and four of the bays will have 16-foot drive-in doors. The building also will have an Early Suppression Fast Response fire sprinkler system, a 480-volt, three-phase, 2,500-amp electric service and T-8 fluorescent lighting. Hubbell owns enough land at the distribution center to add a fifth building, Knutsen said. Tenants at the three completed buildings include traditional industrial users as well as entertainment and sports-related businesses.
