A newly constructed Ankeny warehouse that will house an Amazon Inc. delivery station has been sold for $22.1 million, Polk County real estate records show.

Hubbell Realty Co. recently completed construction of the warehouse (pictured), located at 7310 S.E. Crosswinds Drive in Ankeny. In March, Amazon signed an agreement to lease the 137,500-square-foot building, which includes 32-foot-high ceilings and 13 loading docks. A document filed in July shows the lease expires on June 30, 2033.

Hubbell Realty, through its Crosswinds Business Park Building I LLC, sold the property to Allegra Iowa LLC. The group appears to have ties to Allegra Holding Inc., an investment group located in Madrid, Spain, according to documents filed with the Polk County recorder.

Exan Capital Group, located in Miami, also appears to be involved in the purchase, documents indicate. Exan Capital, which has an office in Madrid, acquired a 1 million-square-foot Amazon fulfillment center in Houston in January.

The city of Ankeny this spring issued a building permit valued at $10.4 million for tenant improvements at the warehouse in the Crosswinds Business Park. A site plan submitted with the building permit application indicates the facility will be used as a delivery station, a center at which customer orders are prepared for last-mile delivery.

Last November, Hubbell Realty sold a warehouse in Grimes in which Amazon is leasing space to a buyer located in New York City.

The transaction between Allegra Iowa and Hubbell was recorded July 22.

McFadden Holdings LLC, based in West Des Moines, paid 1303 Walnut Street LLC $500,000 for property at 1303 Walnut St. in Des Moines, records show. The property includes a 3,696-square-foot building constructed in 2010. The building is occupied by Grumpy Goat restaurant and bar. The property is valued at $287,000. Frontier Exchange Landlord Group LLC, based in Toledo, Ohio, paid Urbandale Care Group LLC $6.55 million for property at 8525 Urbandale Ave. in Urbandale, records show. The property includes a 31,000-square-foot building occupied by a continuing care facility. The structure, with 38 units, was built in 2008. The property is valued at nearly $4.3 million. Gholds LLC, based in Altoona, paid WDW Trust $431,420 for 23 acres north of Northeast 70th Avenue and east of Franklin Street S.W. in Bondurant, records show. The ground is undeveloped. The transaction was recorded July 19.

North Ankeny Taco Co. LLC, based in Norwalk, paid Jordi Properties LLC $544,500 for property at 1200 N.W. 36th St. in Ankeny, records show. The transaction was recorded July 19.

West Des Moines-based Hope K Farms LLC paid Sansgaard Group Inc. $3.35 million for 100 acres at Northeast 22nd Street and Northeast 126th Avenue in Ankeny, records show. The transaction was recorded July 20.

A West Des Moines investment group, IPE1031 Rev387 LLC, paid Reveiz Farms Inc. $1.76 million for 98 acres in Berwick, an unincorporated area of Polk County, records show.
