A 13.4-acre parcel in a high-traffic area of Waukee has been sold to a Burlington, Iowa developer, Dallas County real estate records show.

Waukee Towne Center LLC, managed by Michael Pierson of Burlington, paid the Robert F. Etzel Living Trust $3.09 million for the undeveloped ground located west of Southeast Alice’s Road along Southeast Laurel Street. The transaction was recorded on Oct. 21, records show.
 
 
 
 
The final plat, also called Waukee Towne Center, was approved by the Waukee City Council on Oct. 5 as was a development agreement with Pierson, city records show.

According to the agreement, the development will create additional commercial opportunities in Waukee in sectors that include restaurants, retail, children’s services and auto services. The development will also address traffic congestion issues along Hickman and Alice’s road, the agreement said.

The city of Waukee will construct a new portion of S.E. Laurel that will connect to Alice’s Road; the developer will extend Laurel to the Westgate neighborhood, according to the agreement. The city’s portion of the street extension, which is expected to cost about $1 million, will be completed by June 30, 2021; the developer’s portion is expected to be completed by September, 1, 2021.
The developer will be reimbursed up to $1.1 million for the street improvements over 12 years, according to the agreement.

The reimbursement will be generated from tax increment financing.

Construction of at least one of the seven development lots is to be completed by Oct. 1, 2022, according to the development agreement. Buildings in the development can have an assessed value of no less than $500,000.

Glen Meadows Retirement Community LLC paid Shree Ram Development LLC $4 million for about 9 acres south of Mills Civic Parkway and east of South 60th Street in West Des Moines, Polk County real estate records show. The city, during the summer, changed land use designations for the property to include 9.3 acres of high-density residential land use to accommodate a senior residential development. Glen Meadows Retirement Community is part of Resort Lifestyle Communities located in Lincoln, Neb. The group has retirement communities in more than two dozen U.S. states. A facility in West Des Moines would be the group’s first venture in Iowa, according to its website. The transaction was recorded on Oct. 19.

Joseph Shields paid Ironcrest Design & Build LLC $1 million for property at 9928 N.W. 46th Court in Polk City, records show. The 1.7-acre parcel includes a 11/2-story single-family house built in 2020. The transaction was recorded on Oct. 20.

Penta Partners LLC, based in West Des Moines, paid Spreitzer Properties LLC $1.4 million for property at 4410 S.E. Four Mile Drive in Ankeny, records show. The 7.2 acres include a 6,400-square-foot, one-story building constructed in 2004. An auto repair shop is currently located in the building. The property was valued at $846,000 in 2019. The transaction was recorded on Oct. 20.

Hurd Ankeny LLC paid Northwest Bank $775,368 for undeveloped property at 1055 S.W. Oralabor Road in Ankeny, records show. The 1.7-acre parcel is valued at $255,000. The transaction was recorded on Oct. 21.

BCT Urbandale LLC, based in Rockville, Md., paid Iowa Pack LLC $5.58 million for property at 4600 86th St. in Urbandale, records show. A Walgreens retail store is located on the property in a building constructed in 1996. The transaction was preceded by one between Black Canyon Realty LLC and Iowa Pack, which paid Black Canyon $3.4 million for the property, records show. Both transactions were recorded on Oct. 21. The property is valued at $2.3 million, records show.

KKR LLC, based in Urbandale, paid Jaw Properties LLC $592,000 for commercial properties at 402-408 E. Euclid Ave. in Des Moines, records show. The properties include two buildings, one with 3,190 square feet of space and the other with 1,544 square feet of space. The properties were valued at $373,000 in 2019. The transaction was recorded on Oct. 22.

Sam Holt paid Roy Symington and Rhoda Symington $1.14 million for property at 2323 Dean Ave. in Des Moines, records show. The 1.3 acres includes a 31,511-square-foot building constructed in 1982. Holt Sales and Service Inc. occupies the building, records show. The property was valued at $1 million in 2019. The transaction was recorded on Oct. 22.

Douglas Park Apartments LLC, based in Urbandale, paid Timberland Partners XVI LLP $6 million for property at 3816 106th St. in Urbandale, records show. The 5-acre parcel includes a 90-unit apartment complex constructed in 1976. The property is valued at $4.6 million. The transaction was recorded on Oct. 22.

Keystone Church of Ankeny Inc. paid Kimberley Development Corp. $1.37 million for 18.29 acres of farm ground in Ankeny, records show. The property is located between Northeast 22nd Street and Interstate Highway 35, records show. The transaction was recorded on Oct. 22.

Shannon Schuehle and Matthew Parker paid Kary Schulte and Kathleen Schulte $1.1 million for property at 5323 Waterbury Road in Des Moines, records show.
