An Austin, Texas, venture capital group has purchased two industrial properties located in Des Moines, Polk County real estate records show.

The company, AIC Ventures, bought both properties from ColorArt LLC, located in Sarasota, Fla.

The properties are:
  • 2525 Delaware Ave. (pictured). The 3.2-acre parcel includes 65,134 square feet of warehouse and other space. The structure was built in 1986. The property is valued at $2.1 million. AIC Ventures, through its NL Ventures XII Delaware LLC, paid $4.95 million for the property. The transaction was recorded Aug. 4.
 
  • 2701 Delaware Ave. The 2.2-acre parcel includes a 29,480-square-foot building with retail and warehouse space. The structure was built in 1963. The property is valued at just over $1 million. NL Ventures XII Morton LLC paid $2.25 million for the property. The transaction was recorded Aug. 2.

Rebecca Sun paid Iowa HM LLC just over $1 million for property at 5902 Hickman Road in Des Moines, records show. The property includes a 16-unit apartment building constructed in 1967. The property is valued at $913,000. The transaction was recorded Aug. 1.

Vareco LLC, located in Cumming, paid Temple Block Building LLC $925,000 for property at 601 Forest Ave. in Des Moines, records show. The property includes a two-story, 13,008-square-foot building constructed in 1897. The building includes apartment units and commercial space. The property is valued at $498,000. The transaction was recorded Aug. 2.

SROA Acquisitions LLC, located in West Palm Beach, Fla., purchased two Des Moines-area properties that include mini-storage units, records show. The group paid 6450 LLC $3 million for property at 3244 N.W. Prairie Lane. The property includes mini-storage units of various sizes. The property, developed in 2017, is valued at $2.4 million. The Florida group also paid 6450 LLC $2.9 million for property at 5499 N.W. 14th Ave. The property, valued at $2.2 million, includes 7.2 acres and more than 39,000 square feet of office and storage space. Both transactions were recorded Aug. 2.

Bancroft Acorns LLC, located in Waterloo, paid Singh Investment Partners $1.1 million for property at 712, 800 and 808 Bancroft St. in Des Moines, records show. The property includes three two-story apartment buildings, each with seven units. The apartment buildings, described as being in below normal condition on the assessor’s website, were constructed in 1948. The property is valued at $479,000. The transaction was recorded Aug. 2.

BS2 Little Minds LLC, located in Omaha, paid Eig14t Fund II Johnston LLC $4.7 million for property at 8601 Thomas Ave. in Johnston, records show. The 2-acre parcel includes a 12,164-square-foot building occupied by Rainbow Child Care Center. The property is valued at $2.2 million. The transaction was recorded Aug. 2.

98 Investments LLC, located in Ankeny, paid 6450 LLC $840,000 for property at 3920 Dixon St. in Des Moines, records show. The 2.1-acre parcel includes 24,000 square feet of warehouse space. The property is valued at $547,000. The transaction was recorded Aug. 2.

R2 Holdings LLC, located in West Des Moines, paid Hy-Vee Inc. $718,000 for property at 901 S. 50th St. in West Des Moines, records show. The property includes 1.6 acres of undeveloped ground. A 5,315-square-foot, one-story office building is planned on the site. The transaction was recorded Aug. 3.

Iowa Plains Signing Inc., located in Slater, paid Boyd Bros. Transportation LLC $1.55 million for property at 2325 Delaware Ave. in Des Moines, records show. The property, valued at $317,000, includes an 8,109-square-foot warehouse constructed in 1950. The transaction was recorded Aug. 4.


Dallas County
The city of Waukee paid Phillips Hamilton Inc. $2.2 million for 53.2 acres of farm ground located north of 310th Street and east of U Avenue, Dallas County real estate records show. The land will be part of Waukee’s future city campus, according to a city spokeswoman. The transaction was recorded Aug. 1.
