Ankeny business park development begins to take shape with rezoning
The city of Ankeny approved a resolution last week to rezone Crosswinds Business Park, a 450-acre parcel at the intersection of Interstate 35 and 80 annexed by the city in 2003, as a planned unit development (PUD).
A partnership between the city and eight property owners south of Corporate Woods Drive and east of Interstate 35 was established in 2007 to create a master plan for the area.
Tim Moerman, Ankeny’s economic development director, said the rezoning, which went from agricultural to residential to PUD, was “part of a pretty long process.” The city fronted the $210,000 cost to devise the master plan, he said, a proportionate amount of which owners will pay back when their property is sold.
Eric Jensen, a city planner, said the PUD takes the elements of the master plan approved by the council and puts them in ordinance form in order to regulate the development of the ground, which will include commercial office and flex space.
Though no immediate plans for development have been announced, prospective investors are being sought, Moerman said. The next step, he added, is for land owners to prepare their properties for sale.
