The Muslim Community Organization has offered to buy a church purchased earlier this year by a company formed by the late Ed Boesen, according to a Polk County District Court probate filing that seeks approval of the sale.

Boesen bought the property at 1117 42nd St. last April. He died July 15 from an intentional overdose of over-the-counter drugs.

The Muslim Community Organization has offered $180,000, administrators for Boesen’s estate said in the court filing.

Boesen 42nd Street LLC paid $179,500 for the church, which has an assessed value of $191,000, according to the court document and Polk County property records. Its fair market value has been established at $156,750 for possible retail development.

Polk County District Associate Probate Judge Ruth Klotz has scheduled a hearing for Jan. 9 on whether to approve the sale of the church and other property and assets, including the site of the B & B Restaurant at 2712 Beaver Ave.

Brian Hobbs, who operates the restaurant, has offered $245,000 for the property, which was purchased for $311,000 in January 2005 by Ed Boesen Investments Inc. The structure has an assessed value of $304,000 and was mortgaged by the Boesen company to West Bank.

Administrators also have asked Klotz to approve the transfer of Boesen’s 100 percent interest in Boesen Marshalltown LLC to First National Bank of Omaha.

The limited liability company had a $48,000 stake in another company that Boesen and business partners formed to build a nine-hole golf course and condominiums.

First National Bank of Omaha had loaned $4.5 million to Boesen Marshalltown LLC on Boesen’s personal guarantee, according the probate court filing. Because of the loan, the estate’s interest in the limited liability company has no value, according to the filing.
