Business condominium owners look to location for success

The developers of a new business condominium project in West Des Moines think they’re in the right spot at the right time.

Partners Jan Berg of CB Richard Ellis/Hubbell Commercial, Jerry Etzel of Des Moines and Greg Wold of Minneapolis are building a 30,800-square-foot Class A building that will house business condos at 6150 Village View Drive, directly across the street from the Village of Ponderosa in West Des Moines. The building is designed to have up to 16 1,942-square-foot bays for individual business.

The concept of a small business owner purchasing a small space for use as an office is not new, and several other business condominiums can be found in Greater Des Moines, but the owners of this project in West Des Moines see it as a great opportunity. Small business owners will purchase smaller condo spaces to increase the equity of their company while controlling building and maintenance expenses.

“This provides a person with an opportunity to own a small space, which is impossible anywhere else. You have to have a small parcel of land, and that isn’t available,” Berg said. “It provides an opportunity that just doesn’t exist out there; smaller office space is difficult to find.”

The building is scheduled to be complete by the end of the month, depending on the weather, which wasn’t cooperating this winter.

“If the weather just didn’t beat the snot out of us, we would have been at this point in January,” Etzel said. “We’re two months behind.”

Despite the delay, the owners are still optimistic that the building will succeed in the market. “Despite what people are saying about the economy, we’re at the right place at the right time,” Etzel said. “We don’t lie awake at night thinking about the economy.”
