Downtown Hy-Vee developers want to shave costs, propose design changes

Developers of a Hy-Vee Inc. food store and 82-unit apartment development at Fourth Street and Court Avenue in downtown Des Moines have proposed a series of design changes that they say will trim $600,000 from costs and help them stay within a $23.5 million construction budget.
Hy-Vee and Knapp Properties Inc. are the developers. They will present the changes during a meeting Tuesday of the city’s Urban Design Review Board.
Among other things, developers want to remove an awning over Hy-Vee’s Market Grille Cafe along Court Avenue, an estimated savings of $106,942; use greenery to replace cladding along the south wall of a parking ramp at a savings of $166,000; and eliminate a Hy-Vee entrance along Fourth Street, a savings of $68,000.
Developers also propose changes to the east and west elevations of the parking ramp.
