Food processing giant JBS USA paid Hy-Vee Inc. subsidiary Perishable Distributors of Iowa LTD. $40 million for property at 4150 SE Delaware Ave. in Ankeny. Hy-Vee opened the facility in 2018 to produce grab-and-go items for its stores. It closed the facility in June 2025. The 198,454-square-foot plant sits on 12 acres. The 16-acre parcel includes a 259,056-square-foot warehouse built in 2023. The property is valued at $28.1 million. The transaction was recorded Dec. 29.

PW Fund B LP, managed by Sacramento, Calif.-based Buzz Oates, paid Endeavor Investments IX LLC $25 million for property at 555 Ninth St. NE in Altoona. The property includes a 302,604-square-foot warehouse, known as the I-80 Distribution Center, that was built in 2022 on over 16 acres. The property is valued at $27.2 million. The transaction was recorded Sept. 26.

PW Fund B LP, managed by Sacramento, Calif.-based Buzz Oates, paid Endeavor Investments VIII LLC $16.6 million for property at 7125 SE Delaware Ave. in Ankeny. The 11.7-acre parcel includes a 180,000-square-foot warehouse built in 2022. The property is valued at $18.5 million. The transaction was recorded April 17, 2025.
