Jordan Creek attracting new retailers to Iowa
As its second anniversary approaches, Jordan Creek Town Center is continuing to draw attention from retailers, some of which are new not only to Greater Des Moines but also to Iowa.
The shopping center’s management team has recently finalized a lease with Fab’rik (pronounced “fabric”), a trendy men’s and women’s fashion boutique that the mall’s senior marketing manager, Rocell Viniard, called “very fashion-forward.” The Atlanta-based retailer is expected to open in the Village at Jordan Creek this summer. “It’s new to the state of Iowa and obviously new to Des Moines,” Viniard said.
ALDO, which specializes in high-quality footwear, leather goods and accessories, will also open this summer in the shopping center. It will be the first Iowa store for the Canadian fashion boutique, which operates 600 retail stores worldwide. The Body Shop, featuring natural skin- and hair-care products, will open its first Greater Des Moines store this summer at Jordan Creek. RadioShack, which Viniard said is “a very highly requested retailer for our customers,” recently signed a lease agreement and also will open this summer.
Buffalo Wild Wings’ first Greater Des Moines restaurant will open next month in the Village at Jordan Creek. Panera Bread will open its fourth Greater Des Moines shop June 19 on the second floor of Jordan Creek Town Center between The Cheesecake Factory and Champps Restaurant and Bar.
With the addition of these new tenants, Viniard said Jordan Creek Town Center will reach a 95 percent occupancy rate, which she said is ideal for a shopping center.
“You always like to have a little play room,” she said, “and the reason is because the retail industry is constantly evolving and new concepts come about, and as Des Moines continues to mature, we really want to have the flexibility to add those new, hot retail concepts to Jordan Creek. We never really want to be 100 percent.”
Viniard said the mall’s management team is working with nine additional retailers that should open Jordan Creek stores by the end of the year. Of those nine, six are new to Iowa. “We are working on a couple of additional stores with three really big names that will be new to Des Moines and new to Iowa,” she said.
A 50,000-square-foot building is under construction south of the shopping mall, and mall management is currently working to lease that space. “We wanted to concentrate on filling the other parts of the Village first (before constructing new buildings),” Viniard said. “If you want to cluster tenants, you don’t ever want to open one out there by itself.”
Jordan Creek is also still working to secure a fourth anchor tenant for the mall, which would join Dillard’s, Younkers and Scheels All Sports and would be built on the north end of the mall between Younkers and Scheels. Securing that anchor is not a primary focus, however, Viniard said, largely because of the current retail climate.
“Department stores are going through a lot of mergers and acquisitions, so there’s not a ton of activity,” she said. “We’re just waiting to get the right store for Des Moines and Jordan Creek, so we want to wait until a lot of that shakes out and figure out what the potential is.”
