Kenny Felten of Wolf Construction, nails trusses in place at one of two buildings going up on Fourth Street south of Court Avenue.

Apartments, condominium units and a restaurant are on their way in the Court Avenue district after long debate and negotiations.

Ryan Cos. workers attend to details on the Nationwide addition.

Although several major buildings have been completed in Central Iowa in the past couple of years, 2007 will bring its share of large construction projects. Here’s a sampling of what’s on the schedule for new construction:

• An addition to the Nationwide Insurance building at 1100 Locust St. should be done by Nov. 1. Ryan Cos. is the general contractor for a 280,000-square-foot, seven-story expansion of the building that serves as the headquarters of Allied Insurance, a part of Nationwide.

• Also at Nationwide/Allied, groundbreaking is set for April 5 for a five-story, 350,000-square-foot office building and a parking facility west of the existing building, with Ryan Cos. as the general contractor. The cost of the addition and these structures together is about $142 million.

• Construction continues on the Principal Riverwalk, a $57 million undertaking that includes a trail, a pedestrian bridge, fountains and plazas. Principal Financial Group Inc. is the developer, and Hansen Co. Inc. is the general contractor.

• The new Polk County Jail is a 325,000-square-foot project at 5156 N.E. 22nd St., slated for completion in May 2008. Weitz Iowa is the general contractor.

• Construction has begun on the Davis Brown Tower at 10th and Walnut streets.

Several large-scale renovations of existing buildings are also set for 2007. The former Target store at Oliver Plaza on Douglas Avenue is being converted to office space for Polk County at a cost of $10 million. Hansen is the general contractor. At the Homemakers store in Urbandale, Nebraska Furniture Mart will spend $25 million on renovations; Hansen is handling that project, too. Another Hansen renovation: the State of Iowa is spending $16.5 million to turn the former International Harvester plant into offices, and adding 50,000 square feet.

Weitz Iowa will renovate 175,000 square feet on the Drake University campus.
