Asset management firm acquires Sysco property in Ankeny

An asset management company has acquired property in Ankeny on which Sysco Food Services of Iowa is located, Polk County real estate records show.

Blue Owl Capital, doing business as Syania001 LLC, paid Sysco Iowa Inc. $22.7 million for the property at 1 Sysco Place in Ankeny, records show. The 25.6-acre parcel includes a 291,855-square-foot cold storage warehouse built in 1984. The structure has been expanded over the years, including the addition of office space in 2011.

Sysco Iowa is a major wholesale distributor that supplies food and non-food products to restaurants, health care facilities, schools and other service providers. It is part of the global company, Sysco Corp.

Sysco Iowa was originally known as Hoxie Fruit and Produce Co., a food distributor that was established in Des Moines in the early 1900s. Hoxie Fruit was acquired by Continental Food Services in 1973. In 1988, Sysco Corp. acquired the company, renaming it Sysco Iowa and relocating it to Ankeny in 2001.

Blue Owl Capital, a publicly held company, is an alternative asset manager that invests institutional capital in private credit, real assets and other long-term assets. The firm reported over $307 billion in assets under management in December and is headquartered in New York with offices in the U.S., including Chicago, and internationally. 

The property in Ankeny is valued at $14.4 million.

The two undeveloped parcels, which are adjacent to one another, include 4.2 acres. The transaction was recorded March 26.

Shivers Family Farms LLC, located in Altoona, paid Diane and Timothy Grooters $1.4 million for farmland located south of Northeast 110th Avenue and west of Northeast 64th Street, records show. The transaction was recorded March 26.

Richard and Jennifer Miller paid the Judith Miller Trust and Thomas Miller Trust $1.1 million for property at 1177 Burr Oaks Drive in West Des Moines, records show. The property includes a two-story, 4,455-square-foot house built in 2002. The transaction was recorded March 26.

Calia 9 LLC, located in Costa Mesa, Calif., paid RJ Partners LLC, $5.8 million for property at 1115 W. First St. in Ankeny, records show. The 2.6-acre parcel includes the 72-unit Trailside Apartments, built in 1983. The property is valued at $5.4 million. The transaction was recorded March 27.

Thomas and Michelle Huenecke paid Christopher and Julie Katcherian $1.1 million for property at 16109 Goodman Court in Urbandale, Dallas County real estate records show. The property includes a 2,010-square-foot one-story house built in 2022. The transaction was recorded March 27.

Erick and Kristin Brady paid John and Savannah Popovich $1.2 million for property at 815 S. Kingswood Court in West Des Moines, records show. The property includes a 3,796-square-foot two-story house built in 2023. The transaction was recorded March 26.
