NOTABLE TRANSACTIONS: Boston-based REIT buys Ankeny warehouse for $22.8 million

0 wordsAll Latest News, Real Estate & DevelopmentSTAG Industrial Holdings LLC, a real estate investment trust based in Boston, has purchased a recently completed Class A warehouse in Ankeny, paying $22.8 million for the property, Polk County real estate records show.
The 11.2-acre property at 6150 S.E. Rio Circle had been owned by Opus Development Co. The property includes a 200,860-square-foot, steel-framed warehouse with concrete panel exterior walls. Construction of the warehouse was completed in 2020, according to Loopnet.com. The property is valued at $17.1 million.
STAG Industrial focuses on acquiring, owning and operating single-tenant industrial properties. At the end of September, its portfolio included 517 buildings in 40 states with about 103.4 million leasable square feet, according to the company’s website.
The company, which is publicly traded, had more than $5.2 billion in assets on Sept. 30, including $3.9 billion in buildings and $560.4 million in land, according to STAG Industrial’s third-quarter report.
The transaction between STAG Industrial and Opus Development was recorded Dec. 15.

2915 Dixon LLC, based in Clive, paid Flooring Guys Ltd. $1.25 million for property at 3296 N.W. Prairie Trail Lane in Des Moines, records show. Nicholas and Lacey Haynes paid Custom Holdings LLC $1.1 million for property at 1815 S.W. Oak St. in Ankeny, records show. The property includes a 3,013-square-foot, single-family house built in 2021. The transaction was recorded Dec. 15.
Galloway Holdings LLC and Faidley LLC, located in West Des Moines, paid DRA Properties LC $9.6 million for property at 2601 104th St. in Urbandale, records show. The 6.8-acre parcel includes a 51,200-square-foot warehouse constructed in 2018. The property is valued at $5.79 million. The transaction was recorded Dec. 16.
N3 Properties LC, based in Des Moines, paid A Development Co. LC $8.7 million for property at 4747 N.E. 14th St. in Des Moines, records show. The nearly 13-acre parcel, which is zoned heavy industrial, includes a building with office space, warehouse, auto repair shop and sheds. Mack Housby Inc., a heavy-truck dealership that services the vehicles and supplies parts, is located on property. The transaction was recorded Dec. 16.
Studio MYM LLC, based in West Des Moines, paid Spencer Partners LLC $2.4 million for property at 4901 N.W. Urbandale Drive in Urbandale, records show. The property includes a 12,400-square-foot, two-story building constructed in 2009. The property is valued at $1.59 million. The transaction was recorded Dec. 16.
IPE1031 Rev410 LLC, based in West Des Moines, paid Legacy Housby LLC, Legacy Reichardt LLC and Legacy Cutler LLC $3.22 million for nearly 30 acres of undeveloped land north of Northeast 54th Avenue and east of Interstate Highway 35 in Ankeny, records show. The transaction was recorded Dec. 16.
Starling LLC, located in Columbus, Ohio, paid Denny Elwell Family LC $522,981 for property at 5625 N.W. Johnston Drive in Johnston, records show. The 4.7-acre parcel, which is undeveloped, is valued at $613,000. The in transaction was recorded Dec. 16.
MLY Real Estate LLC, located in Cedar Rapids, paid Menard Inc. $1.88 million for undeveloped property at 2125 E. First St. in Grimes, records show. The 2.1-acre parcel is valued at $518,000. The transaction was recorded Dec. 17.
Willow Hills North LLC, based in Ankeny, paid Lemar Koethe $1.5 million for nearly 41 acres of farmland in Jefferson Township, records show. The land is north of Northwest 82nd Avenue and is in the Johnston school district. The transaction was recorded Dec. 17.

Undeveloped Waukee land sold for $15 million
West Des Moines-based Beasley Farms Inc. has sold 146 acres of undeveloped land in Waukee for more than $15 million, records show.
The land is located east of Grand Prairie Parkway and north and south of where Westown Parkway would be located if it were extended.
Dickson and Luann Jensen, both of Ames, paid Beasley Farms $10. 2 million for nearly 97 acres of undeveloped ground located roughly between 98th Street and Grand Prairie Parkway. In addition, Caliber Land Co. LLC, located in Ankeny, paid Beasley Farms $5 million for nearly 49 acres of undeveloped ground located east of Grand Prairie Parkway and south of Westown Parkway if it was extended.
The ground is classified as agricultural.
Both transactions were recorded Dec. 15.
