NOTABLE TRANSACTIONS: Des Moines pays $41.9 million for Fifth and Walnut parking garage

The sale of the troubled parking garage at Fifth Avenue and Walnut Street has been finalized.

The city of Des Moines paid Bankers Trust $41.9 million for the property, Polk County records show. The property includes the parking garage as well as three other commercial units.

Bankers Trust originally filed a foreclosure petition on the garage in September 2020 claiming 5th and Walnut Parking LLC and developers Justin and Sean Mandelbaum were in default on payments on a $48 million loan. Prior to foreclosure, the garage was set to be part of a $200 million multipiece development called the Fifth.

The city of Des Moines said the developers also defaulted on the original development agreement by missing the August deadline for finishing the parking garage. In January, Des Moines offered to purchase the garage from Bankers Trust, a sale that developers did not oppose and was approved days later by a Polk County judge. The city paid about $1.3 million more than the original offer of $40.6 million. The transaction was recorded March 9.

Deere & Co. paid Ryan Cos. US Inc. $27.8 million for 35 acres located at 5800 S.E. Delaware Ave. in Ankeny, records show. The property includes a warehouse and was valued at $43,470 in 2020. The transaction was recorded March 10.

Jupiter LLC paid the Ellen Beukema Trust $2.4 million for four parcels located south of Northeast 58th Avenue in Mitchellville, records show. The 150-acre property is also east of the Iowa Correctional Institution for Women. In 2020 the property was valued at $169,670. The transaction was recorded March 10.

Genesis Health Clubs Mills Civic LLC, based in Kansas, paid Store Master Funding XIII LLC $5.8 million for a 3-acre property at 4875 Mills Civic Parkway in West Des Moines, records show. The property includes a two-story brick building housing the Prairie Life Fitness Center. The property in 2020 was valued at $4,170,000. The transaction was recorded March 12. Genesis Health Clubs also recently announced its plan to buy the former Sears building at Southridge Mall and convert it to a fitness center.

FFR Ankeny1 LLC paid Lamar Valley LLC $1.2 million for a property at 1913 W. First St. in Ankeny, records show. The 1-acre property includes two brick veneer apartment buildings with gable-style roofs. The buildings were built in 1965 and 1973 and the condition of each is below normal. The property in 2020 was valued at $1,070,000. The transaction was recorded March 12.

Gary and Linda Hill paid Brian and Marcie Curnes $1 million for property at 31358 Crosscreek Lane in Waukee, Dallas County records show. The property includes 5 acres, a 3,915-square-foot house and a steel utility building. The house and utility building were both built in 2007. The property in 2020 was valued at $655,920. The transaction was recorded March 12.
