NOTABLE TRANSACTIONS: Florida entity buys mobile home park in Pleasant Hill

Pleasant Valley LE, the Florida entity, paid Pleasant Valley FMHC LLC $11.5 million for the property at 4333 Parkridge Ave., records show. The property includes 30 acres and about 140 mobile home pads, garages and a storage facility, records show.
The park was developed in the late 1960s. The property is valued at just over $4 million.
The transaction was recorded Oct. 20.

Hayward Group LLC, located in West Des Moines, paid HIP Investments LLC $2.4 million for property at 4301 Timberwood Drive in West Des Moines, records show. The 1.9-acre parcel includes a 4,508-square-foot, two-story house that was built in 1994 and remodeled in 2024. The transaction was recorded Oct. 20.
Neighborhood Builders LLC, located in West Des Moines, paid Zafar Shah just over $1 million for property at 1500 S. 60th St. in West Des Moines, records show. The 6.1-acre parcel includes a 3,081-square-foot, two-story house built in 1983. The transaction was recorded Oct. 22.
Utraj LLC, based in Windsor Heights, has acquired property at 3501 EP True Parkway in West Des Moines through foreclosure proceedings, records show. In mid-2020, Evergreen Properties Investment LLC, located in Friendswood, Texas, obtained a mortgage on the property from Raccoon Valley Bank. Court filings show Evergreen Properties failed to make payments on the property, as well as two other properties in Perry. The West Des Moines property, a 1-acre parcel that includes a 2,376-square-foot, one-story retail building, was sold at a sheriff’s sale. Utraj acquired the property for $1.37 million. The transaction was recorded Oct. 24.
Kent Kiburz LLC, located in Winterset, paid Romain Despres, Jeanne Pierce, Kathy Wood and Diane Rusk $5.6 million for farmland in northern Polk County, southwest of Maxwell, records show. The transaction was recorded Oct. 24.
Dallas County
The Jacob Robertson Living Trust paid Douglas Albaugh and Margaret Verhey $1.3 million for property at 25489 360th St. in Van Meter, Dallas County real estate records show. The 12.7-acre parcel includes a 3,708-square-foot log cabin-style home built in 1996. The transaction was recorded Oct. 24.
Casey’s Marketing Co., headquartered in Ankeny, paid JR Boesen Development LLC just over $2 million for property at 350 S.E. University Ave. in Waukee, records show. The 1.5-acre parcel includes a 3,358-square-foot convenience store and gasoline pumps. The site was developed in 2005. The property is valued at $1.78 million. The transaction was recorded Oct. 21.
Justin Schlader paid KRM Development LLC $1.37 million for property at 4116 N.W. 181st St. in Clive, records show. The property includes a 2,498-square-foot ranch-style home whose construction was recently completed. The transaction was recorded Oct. 20.
