An entity based in Meridian, Idaho, has acquired two mini storage warehouse facilities, real estate records show.

CCCO23 LLC paid AAA Storage Inc. $8.7 million for property at 2175 N. Ankeny Blvd. in Ankeny, Polk County real estate records show. The 4-acre parcel includes a three-story, 128,744-square-foot mini-storage warehouse built in 2018. The property is valued at $7.9 million.  

The entity also acquired property at 6340 Stagecoach Drive in West Des Moines from AAA Storage Inc., Dallas County real estate records show. The property, which CCO23 LLC paid $9.2 million, includes a three-story, 91,707-square-foot mini-storage facility built in 2019. The facility is climate controlled. The property is valued at $6.6 million.

Both transactions were recorded on Nov. 3.

The plat is west of Northeast 38th Street and north of East First Street. The transaction was recorded Nov. 3.

Daniel Dimeo and Laura Myers paid RPF Trust $1.6 million for property at 3133 NW 85th Place in Ankeny, records show. The 4.4-acre parcel includes a one-story, 2,381-square-foot house built in 2019. The transaction was recorded Nov. 3.

Laura and Trent Murphy paid Matthew and Megan Blackmore $1.1 million for property at 2505 NE 97th Place in Ankeny, records show. The 10-acre parcel includes a 3,331-square-foot house built in 1987. The transaction was recorded Nov. 4.

IPX Kumar 425-180 LLC, based in Overland Park, Kan., paid Kyanite Properties LLC $9 million for 34 residential properties in the Woodland Reserve Plat 11 in Ankeny, records show. The plat, which includes townhomes, is just west of Northeast Trilein Drive and Northeast 37th Lane. The transaction was recorded Nov. 5.

Excel Mechanical Co., located in Des Moines, paid Williams Turf Farms Inc. $3.1 million for property at 5613 NE 22nd St. in Des Moines, records show. The 3.8-acre parcel includes a 22,770-square-foot flex office building constructed in 2004. The property is valued at $3.8 million. The transaction was recorded Nov. 6.

Matthew and Megan Blackmore paid Brea McCullough just over $1 million for property at 8520 NW 33rd Court in Ankeny, records show. The property includes a 2,035-square-foot house built in 2020. The transaction was recorded Nov. 7.

Tilton Quarters LLC, located in Manchester, N.H., paid Quarters on 9th LLC $5.6 million for property at 5209 SW Ninth St. in Des Moines, records show. The 3-acre parcel includes an apartment complex developed in 1972. The complex has 84 units. The property is valued at just over $5 million. The transaction was recorded Nov. 7.

The Melissa Shafter Duncan Trust paid Rule V LLC just over $1 million for property at 1840 Park Ave. in Des Moines, records show. The property includes a detached townhouse built in 2014. The transaction was recorded Nov. 7.

Dallas County

Kading Inc. has acquired property northwest of the DeSota interchange of Interstate Highway 80, Dallas County real estate records show. Kading Inc., which paid $1.8 million for the property acquired the land from Brenda and Dennis Schuring, Cynthia Romeo, Craig and Dawn Harvey, Eric Harvey, Sarah Harvey and Brandon Harvey. The transaction was recorded Nov. 7.

Crescent Chase JV23 LLC, located in West Des Moines, paid Downing Development Ltd. $2 million for property at 85 NE Dartmoor Drive in Waukee, records show. The property includes a 7,999-square-foot neighborhood shopping center built in 2013. The property is valued at nearly $1.6 million. The transaction was recorded Nov. 5.
