NOTABLE TRANSACTIONS: Ohio REIT buys senior living community property in Ankeny

A Toledo, Ohio, real estate investment trust has acquired property in Ankeny that includes what previously was known as CopperWood at Prairie Trail, a senior living community, Polk County real estate records show. The facility’s name has been changed to StoryPoint Ankeny.

Welltower, doing business as 2855 SW Vintage Pkwy Propco LLC, paid Prairie Trail Senior Living LLC $36.9 million for the property whose development was completed 

in 2023. The 7-acre parcel includes a three-story, 143,249-square-foot building with 126 assisted living and memory care units.

Welltower describes itself as the largest health and wellness real estate investment trust in the United States. The publicly traded company, founded in 1970, specializes in senior housing, post-acute care and outpatient medical properties. It has investments in about 3,000 properties located in the U.S., Canada and United Kingdom.

The Ankeny property is valued at $23 million. The transaction was recorded April 1.

Deljrn Estates LLC, located in Urbandale, paid Senger Des Moines Investments LLC $2.2 million for property at 3315 E. 15th St. in Des Moines, records show. The 2.2-acre parcel includes an apartment complex with five, two-story apartment buildings with a total of 49 units. The complex was developed in 1972. The property is valued at $3.2 million. The transaction was recorded March 30.

Nelson Development 1 LLC, located in Des Moines, paid Pasco Storage Unlimited LLC $2.4 million for property at 130 S. Ninth St. in West Des Moines, records show. The vacant property includes 7 acres. The transaction was recorded March 30.

The Kelsey Gabus GST Trust paid Sarah Rieck and William Rieck $1.2 million for 116 acres of farmland roughly located between Northeast 88th Street and the South Skunk River in northeast Polk County, records show. The transaction was recorded April 1.

DR Horton Iowa LLC, located in Ankeny, paid Paladin Properties LLC $1.3 million for 33 residential building lots located in Magnolia Heights Plat 6, in northwest Urbandale, Dallas County real estate records show. The lots are south of Waterford Elementary School. The transaction was recorded April 2.

Gavin Cretsinger and Buena Vista Capital V LLC paid Anthony and Claire Friedrichsen just over $1 million for farmland south of Highway 141 in Perry, records show. The transaction was recorded April 1.
