NOTABLE TRANSACTIONS: Property in West Des Moines sold for $4 million

541 wordsAll Latest News, Real Estate and DevelopmentWest Grand Properties LLC, based in Urbandale, has acquired 8 acres of undeveloped land south of Grand Avenue and west of Interstate Highway 35 in West Des Moines, Polk County real estate records show.
West Grand Properties paid Benjamin Lounsbury, Jean Lounsbury, Andrew Lounsbury and Brenda Lounsbury just over $4 million for the property, records show.
In November 2021, a local developer announced plans to develop a golf entertainment facility on the site. Development of the site stalled after some residents of a nearby gated community filed lawsuits challenging the city’s process of rezoning the property. A judge dismissed the lawsuits. The golf entertainment venue project was shelved after TopGolf announced plans to open a venue at Coachlight Drive and South 77th Street.
The transaction between West Grand Properties and the Lounsburys was recorded Feb. 26.

Joseph Kirshenbaum acquired a 19.3% interest in property at 505 N. Ankeny Blvd. in Ankeny, records show. The 5.1-acre parcel includes a neighborhood shopping center that was developed in 1976. Kirshenbaum paid the Harlan Noddle Revocable Trust just over $1 million for interest in the property, which is valued at $5.7 million. The transaction was recorded Feb. 26.
The city of Urbandale paid Thomas Capital Advisors LLC $3.2 million for property at 4020 121st St. in Urbandale, records show. The nearly 4-acre parcel includes a 20,856-square-foot office warehouse built in 2017. The property is valued at $4.4 million. The transaction was recorded Feb. 27.
Dallas County
Benjamin Lounsbury paid Roger Gipple $2.3 million for undeveloped land between the Middle Raccoon River and 310th Street northwest of Redfield, Dallas County real estate records show. In a related transaction, Andrew and Brenda Lounsbury paid Gipple $2.3 million for undeveloped land in the same area. Both tracts are heavily wooded. Both transactions were recorded Feb. 27.
Michael and Courtney Miller paid Green Acres Land Holdings LLC $1.5 million for property at 749 S. 95th St. in West Des Moines, records show. The property includes a 3,390-square-foot house whose construction was recently completed. The transaction was recorded Feb. 26.
KLBB Real Estate 2 LLC, located in West Des Moines, paid Timka LLC $2.3 million for two dozen units in the Adel Village Condominiums, 2121 Greene St. in Adel, records show. The residential condominium project was developed in 1984. The transaction was recorded Feb. 25.
Jay Johnson paid Acadia Custom Homes $1.2 million for property at 16134 Sharon Court in Urbandale, records show. The property includes a 3,231-square-foot house whose construction was recently completed. The transaction was recorded Feb. 25.
IPE1031 REV646 LLC paid Garland Real Properties Inc. $1.3 million for property at 26259 Hwy. 6 in Adel, records show. The 2.5-acre parcel includes a one-story, 14,000-square-foot steel warehouse built in 1975. The property is valued at $806,740. The transaction was recorded Feb. 20.
Carl Stukenholtz paid Jeff and Nichole Huitt and Nicholas and Lindsay Weber $1.1 million for farmland on the southwest corner of 170th Street and L Avenue in Dallas County, records show. The transaction was recorded Feb. 23.
