NOTABLE TRANSACTIONS: Regency West Office Park sold to Chicago firm

Bradford Allen, a national commercial real estate firm headquartered in Chicago, has acquired Regency West Office Park in West Des Moines, Polk County real estate records show.

The firm, doing business as Bradford Allen Regency West LLC, paid R&R Realty Group $15.5 million for the property at 50th Street and Westown Parkway, records show. 

R&R Realty acquired the 44-acre, eight-building office park in 2012. The park includes over 630,000-square feet of space in its three-story buildings.

At one time, Regency West was the largest office park in the Greater Des Moines area. The park was developed by Mid-America Group, whose CEO was Marvin Pomerantz, a prominent Des Moines businessman who died in 2008.

“Our decision to part with this property was a difficult one, especially since we invested heavily in it following the pandemic,” said Mark Rupprecht, president of R&R Realty Group, said in a prepared statement. “This decision is a reflection of the current environment and marketplace, as well as R&R Realty Group’s long-term goals as a company.

“We remain financially strong, and over the long term this move will enable us to focus valuable resources toward other developments and properties within our portfolio.”

R&R Realty Group, whose headquarters is in West Des Moines, invested over $1 million in new amenities and other upgrades at the office park in 2021. The new amenities included a state-of-the-art fitness center, automated coffee shop, multipurpose room and small executive conference room.

The additions to the park were a way to help businesses lure workers back to offices after the pandemic, Rupprecht said in 2021.

Since the pandemic, demand for office space has declined mostly due to the increase in hybrid work models. Fewer workers in offices have meant businesses need less physical space which in turn has led to higher vacancy rates. Nearly 14% of the over 12.8 million square feet of office space in the western suburbs is vacant, according to CBRE Inc.’s third-quarter office market report.

Higher vacancy rates have also led to lower property valuations. In 2025, the value of Regency West Office Park was valued at $35.5 million, a 27% drop in value from $48.9 million in 2023, records show.

Bradford Allen was founded in 2003 by Jeffrey Bernstein and Laurence Elbaum. Representatives of the company did not immediately respond to questions about plans for property.

340 43rd St. LLC, located in Des Moines, paid the Nixon Lauridsen 2008 Trust $1.3 million for property at 201 Foster Drive in Des Moines, records show. The property includes a two-story, 3,606-square-foot house built in 1918 and remodeled in 1999. The transaction was recorded Nov. 13.

Robert Dixon and Elizabeth Neugent Dixon paid John and Mary Melvin $2.6 million for property at 3511 St. Johns Road in Des Moines, records show. The 1.8-acre parcel includes a two-story, 2,946-square-foot house built in 1938. The transaction was recorded Nov. 14.

Javier and Jeanna Gutierrez paid Ryan and Katherine Berven $1.1 million for property at 35877 River Woods Drive in Booneville, Dallas County real estate records show. The 1.89-acre parcel includes a 2,396-square-foot one-story house built in 2021. The transaction was recorded Nov. 14.

Robert and Angela Nixon paid KRM Development LLC $1.1 million for property at 4623 179th St. in Urbandale, records show. The property includes a 2,041-square-foot house whose construction was recently completed. The transaction was recorded Nov. 13.

DR Horton Iowa LLC, located in Ankeny, paid Mallard Prairie Townhomes Partners LLC $1.5 million for residential building lots at 4750, 4752, 4756 and 4760 171st St. in Urbandale, records show. The transaction was recorded Nov. 14.

DR Horton Iowa LLC, located in Ankeny, paid Paladin Properties LLC $1.5 million for 37 residential lots at 156th Street and Walnut Meadows Drive in Urbandale, records show. The lots are for townhomes. The transaction was recorded Nov. 13.

Sunflower Dr LLC, located in Des Moines, paid TNE Properties LLC $2.4 million for 5.6 acres of undeveloped land at 16011 Douglas Parkway in Urbandale, records show. The transaction was recorded Nov. 12.

Monte and Denise Wiese paid James Rizzuti $1.2 million for property at 16105 Sharon Court in Urbandale, records show. The 2,563-square-foot house was built in 2017. The transaction was recorded Nov. 12.
