River Glen will be new home for JVC Builders

Interior details are being finished up; the building’s exterior is complete.
The building is located in the River Glen area, near the intersection of Grand Avenue and 60th Street in West Des Moines, across the street from Des Moines Area Community College’s West campus.
“We wanted to be in West Des Moines,” said Darren Schlapkohl, executive vice president of JVC. “We feel it’s an area where building has growth opportunities.”
As a national company with offices in Iowa, Irvine, Calif., and Scottsdale, Ariz., Schlapkohl said it is advantageous for the company to have “quick access to the south loop” to easily get to the airport.
A human resources company and a financial company will join JVC in the River Glen building. With a total of 28,000 square feet of Class A office space, 11,000 square feet are still available for leasing.
Orion Capital Partners LLC, a national developer of retail and office facilities based in Little Rock, Ark., owns the property. An adjacent retail center was recently completed.
“As a contractor, I do see a tremendous amount of development opportunity for Class A office,” Schlapkohl said. “(River Glen) has a commitment from the city for future growth and with that commitment, the opportunities are endless.”
Joe’s Square
The Hansen Co. has completed the on-site grading for Joe’s Square at 2821 Beaver Ave., across the street from Christopher’s restaurant, in Beaverdale.
“The processes of pouring footings, the masonry shaft walls and elevator walls are scheduled to begin in several weeks,” said Craig Faber, vice president of Hansen.
Joe’s Square will total 23,000 square feet, with retail space on the ground level and office space on the second level. Erik Raker, president of Raker Rhodes Engineering LLC, which is working on the project, said, “It is a sharp building that is new, but stays with the traditional style of the strip there.”
Tim Rypma, the Hansen contractor for the project, said the signed tenants include a dentist’s office and sushi restaurant; discussions are in progress with a tanning salon and a decision will be made soon for the tenants of the drive-through coffeehouse. The sushi restaurant and coffeehouse will have outdoor seating.
The Des Moines City Council approved a development agreement between the city and Joe’s Square LLC at its Nov. 5 meeting, providing a $350,000 economic development grant in seven annual payments after the completion of the Joe’s Square project.
Joe’s Square is part of the Beaverdale Commercial Area Urban Renewal Area.
