One day the Des Moines City Council is giving preliminary approval to extend a development agreement by a decade for what is now called Gray’s Landing, a project south of Martin Luther King Jr. Parkway that was triggered by an $8.5 million loan in 2008, and the next moment the developer introduces plans for a senior living community in the district. When the council voted on the development agreement, a report from city staff said Sherman planned $154 million in additional development in Gray’s Landing, including the senior living project. Sherman has presented plans for an estimated $25.5 million project called the Slate that will be built in two phases at the southwest corner of Tuttle and Southwest 11th streets that will provide 120 independent living units for “active seniors” age 55 and older. The second phase will have an additional 122 units. The project includes a clubhouse with an indoor pool, fitness center, community room, spa and hobby room. There will be one level of underground parking. Residences will be a mix of one- and two-bedroom units. Construction should start in the spring and be finished in the spring or summer of 2020, according to a city staff report to the Des Moines Urban Design Review Board.
