Urbandale approves office and retail rezoning

The Urbandale City Council approved a zoning request Tuesday that will allow the development of 76 acres of north-side office and retail space near an existing SuperTarget and Home Depot.

Urbandale Marketplace II was rezoned for 44 acres of retail and 11 acres of office use. It is bordered roughly by Interstate 35/80 on the north, 100th Street on the east and a residential neighborhood on the south. As part of the rezoning, a landscape buffer must be created between the development and residences. Plum Drive LC has agreed to pay the costs of extending two lanes of Plum Drive through the development, as well as a single lane of 100th Street, and westbound turn lanes from 100th to Plum.

Retail uses allowed for the area include big-box stores, two hotels, three fast-food restaurants, and one convenience store. In all, the area can accommodate up to 365,000 square feet of retail development and 120,000 square feet of office development.

All 21 acres of Urbandale Marketplace III, bordered roughly by Northwest Urbandale and Meredith drives, was rezoned for retail use. A Super Target is located near the proposed development, which would provide up to 231,500 square feet of retail space, including big-box stores.
