The Waukee City Council passed the first of three readings of a measure that would rezone farmland into commercial lots.

“Ladco Development (Inc.) is working with (the Broderick) family in developing 250 acres of farmland,” said Brad Deets, director of planning for the city of Waukee.

The request to rezone about 9.85 acres into three commercial lots located north of U.S. Highway 6 (Hickman Road) and west of North Warrior Lane was made at the City Council meeting on March 24. The requested rezoning of the property is from an A-1 agriculture district to a C-1 community and highway service commercial district.

“There are no specific uses at this time, (but) there are several prospects,” Deets said. “Possibilities could perhaps include office users, a medical clinic or a bank. (The users will be) more business related.”

Ladco, on behalf of Philip E. Broderick LLC, the current owner of the property, sent notification of the rezoning request to owners of properties located within 200 feet of property proposed to be rezoned on March 4. The applicant received consent from 50.58 percent of the property owners.

The rezoning is part of an overall conceptual development proposed by Ladco to develop 250 acres, including the site of the new Waukee YMCA.
