Waukee senior housing project modeled after Illinois development
Bettendorf-based JNB Hometown Harbor Waukee LP is proposing a 116-unit senior living facility at Williams Pointe, a former Regency Homes development site in Waukee.
Ryan Companies US Inc. is the general contractor for Thomas Place, a 200,000-square-foot development modeled after a similar project completed in Glenview, Ill., in 2006.
A number of common amenities, including underground parking, trails and a garden area, will be included in the low-density multifamily development, said Brad Deets, Waukee’s development services director.
The City Council is expected to consider next month a rezoning amendment that will allow construction of the four-story building.
James Bergman, JNB’s general partner, said the developer has an option to purchase a 14-acre parcel located east of Alice’s Road between University Avenue and Hickman Road from Valley Bank.
The Iowa Finance Authority has approved JNB’s low-income housing tax credit application for the approximately $23 million project, and Bergman is hopeful an investor will be secured in time to begin construction this summer.
There’s “a lot of financing that needs to be wrapped up,” he said, adding that “given the environment” it’s unclear if it will happen this year.
