Windsor Heights project beginning to take shape

The development, which will consist of 11 condominiums and 16,000 square feet of retail space, sits at 6600 University Ave. Construction started in April.

“The city wanted to revitalize this land,” said Ralph Stonehocker, a sales associate with RE/MAX who is the broker for the residential portion of the project. “The new buildings will look very similar to the first two phases of this project.”

The other buildings, which are also at the intersection of 66th and University Avenue, house RE/MAX’s offices as well as restaurants, a coffeehouse and other professional offices.

Stonehocker said the condominiums range from 1,100 to 1,400 square feet. Some are ranch style and some are two stories, and they are priced from $268,000 to $278,000. Each will feature hardwood floors, granite countertops and high ceilings. There will also be a parking garage to the south connected with an elevated walkway.

“There really isn’t a development like this in the area right now,” Stonehocker said.

Clarke Stewart, a broker for Terrus Real Estate Group handling the retail side of the project, said there will be around 12,000 square feet of space on the first level and 3,500 to 4,000 square feet on a garden level.

“This project will really unify the whole intersection,” he said. “It will be a really nice development when it’s complete.”

The types of businesses they are looking for, Stewart said, are the “usual suspects” of upscale restaurants, coffeehouses or other smaller retail endeavors.

“This is a high-traffic area,” he said. “And, there are very stable, high incomes in the surrounding area. I think it is very attractive to these types of businesses.”

Valley Court III

A nearly 10,000-square-foot retail development is expected to be complete in October near Valley West Mall, Home Depot and Target in Clive.

Valley Court III, at 1300 N.W. 100th St., Clive, is leasing for $20 to $22 per square foot, citing its proximity to existing big-box retailers as well as a high traffic count. Terrus Real Estate Group, which is handling the leasing of the property, says 15,800 cars travel past the location every day. The median household income within a mile of the development is $64,351.

Suites can range in size from 1,269 to 9,025 square feet. The building also has drive-through capabilities.
