A Kansas City-area company plans to develop up to 1.24 million square feet of warehouse space on about 80 acres of farm ground in Altoona north of Interstate Highway 80, according to city documents.

The company, doing business as KCI Altoona Industrial Land LLC, is in the process of purchasing the ground, said Chad Quick, Altoona’s city planner. “What they are planning is a series of warehouses, maybe starting with a couple that are 200,000 to 300,000 square foot.”

The Altoona City Council this month approved a development agreement with the group that would provide up to $2.7 million in tax increment finance money to the project over a 10-year period. The developer initially plans to construct 265,200 square feet of warehouse space, according to the agreement.

No other information about the developer was available.

If there is enough demand, additional warehouses are planned on the site, Quick said.

He said interest in warehouse developments has increased since the announcement that Amazon was opening a fulfillment center in Bondurant. The center opened on Dec. 6; the retail giant is also constructing a sorting center in Bondurant.

“There’s some spinoff businesses that supply Amazon with their products, and they want to be close to the [fulfillment] center,” Quick said.

He said he expects construction on the warehouse project to begin in early 2021.
