NOTABLE TRANSACTIONS: Fireworks firm buys D.M. property from convenience store chain

Property on Des Moines’ east side that included a QuickTrip convenience store has been sold to a Kansas fireworks company, Polk County real estate records show.

Fireworks Leasing LLC, based in Pittsburg, Kansas, paid QuickTrip Corp. $650,000 for the property at 2221 E. Euclid Ave. in Des Moines. The 1.6 acres includes a now boarded-up, 4,356-square-foot former convenience store that was built in 2004. Records show that the canopy and gas pumps were removed in 2019.

The property’s value in 2020 was $920,000, a 16% drop from it’s 2019 value of slightly more than $1 million.

The transaction was recorded Feb. 23.

In other transactions:

HA 1031 LLC, an entity affiliated with Allied Oil & Supply Co in Omaha, paid 1614 E Euclid Ave LLC $1.96 million for property at 1623 and 1641 E. Euclid Ave. in Des Moines, records show. The property at 1623 E. Euclid Ave., valued at $816,000, includes a one-story warehouse constructed in 1991. The property at 1641 E. Euclid Ave., valued at $594,000, also includes a one-story warehouse. It was built in 1987. The transaction was recorded on Feb. 22.

TKRG Holdings LLC, located in Bondurant, paid Swift Properties LLC $575,000 for property at 1506 Garfield St. S.W. in Bondurant, records show. The 3.8-acre parcel includes a one-story metal warehouse with 5,000 square feet of space. The building was constructed in 2000. The property was valued at $278,000 in 2019. The transaction was recorded Feb. 22.

Polk County Conservation paid Sleepy Hollow Sports Park Inc. $236,016 for 26.8 acres generally located south of Dean Avenue and east of Fourmile Creek, records show. The transaction was recorded Feb. 24.

AGA Pasadena LLC, an entity based in West Hollywood, Calif., paid PS 71 LLC $3.2 million for property at 6378 Mills Civic Parkway in West Des Moines, Dallas County real estate records show. The property includes a Texas Roadhouse, a popular steakhouse chain based in Kentucky. The restaurant opened in fall of 2020. The transaction was recorded Feb. 19.
