NOTABLE TRANSACTIONS: Strip shopping center in Clive sold for $1.36 million

Plaza 1800 LLC, based in Urbandale, paid the Charles and Ruth Colby National Development Trust $1.36 million for property at 1800 N.W. 86th St. in Clive, Polk County real estate records show. The 3-acre tract includes a 30,529-square-foot shopping center constructed in 1985. The property is valued at $1.35 million. The transaction was recorded on Aug. 31, records show.

Iowa Net One LLC, based in Los Angeles, paid BBR Oil IV LLC of Iowa City $3.56 million for property at 6304 S.W. Ninth St. in Des Moines, records show. The 2-acre parcel includes a 6,203-square foot Kum & Go convenience store and fuel pumps. The store was built in 2016. The property in 2019 was valued at $2.26 million. The transaction was recorded on Sept. 1., records show.

Ignit Johnston LLC paid Imperial Industrial Park LLC $2.25 million for 12 acres at 5346 Merle Hay Road, records show. The property includes three metal warehouses. In June, the city of Johnston announced a public-private partnership with Ignit Sports and Fitness that would include the construction of a recreational complex with an indoor track, soccer field and training facilities and outdoor baseball fields, volleyball courts and soccer field. The complex is proposed to be built on about 30 acres along the west side Merle Hay Road. The property in 2019 was valued at $941,000. The transaction was recorded on Sept. 1, records show.

Randall Keys of Johnston paid 5670 NW Beaver Drive LLC, based in Urbandale, $2.4 million for property at 5670 N.W. Beaver Drive in Johnston, records show. The 3.6 acres include a 20,000-square-foot warehouse constructed in in 2001. The property is valued at $1.7 million. The transaction was recorded on Sept. 1, records show.

Mahajan 2 LLC of Windsor Heights paid Fast Mart 2 LLC $300,000 for property at 2704 Vine St. in West Des Moines, records show. The property includes a 1,800-square foot convenience store constructed in 1975. The property in 2019 valued was at $281,200. The transaction was recorded on Sept. 1, records show.

 
 
 

Colaman Re Holdings LLC, based in Denver, Colo., paid Grand Stratford LLC of Sunnyvale, Calif., $3.25 million for apartments at 3451 Grand Ave., records show. The three four-story buildings were constructed in 1968. Each building has 16 apartment units. The property in 2019 was valued at 2.8 million, records show. The transaction was recorded on Sept. 3, records show.

Fountain Terrace Apartments LLC, based in Johnston, paid Forret Acres LLC $1.3 million for property at 655 S. 88th St. in West Des Moines, Dallas County real estate records show. Information on the Dallas County recorder’s website does not include how many acres are in the parcel. The transaction was recorded Sept. 1, records show.

The Bell Living Trust paid Doug and Jana VanPolen $1.2 million for property at 720 S.E. Westbranch Drive in Waukee, records show. A 2,496-square-foot single-family house on the property was constructed in 1996; a second 794-square-foot house was built in 2004. The transaction was recorded on Sept. 2, records show.

 
 
 

EIG14T KCE IA Waukee LLC paid AP GPP LC $783,744 for property at 1155 S.E. Kettlestone Blvd. in Waukee, Dallas County real estate records show. The 1.5-acre tract is east of Grand Prairie Parkway and north of a Kum & Go convenience store. The property, classified as agriculture, is valued at $1,300. EIG14T, based in Troy, Mich., is managed by Reed Fenton, who began 814 CRE LLC in 2014. KinderCare Education LLC is the company’s main tenant, according to an article about Fenton by Crain’s Detroit Business publication. Fenton recently bought 3.3 acres in West Des Moines and 1.2 acres in Grimes. The Waukee transaction was recorded on Sept. 1, records show.
