Townhouse project at Gray’s Station goes before city commission

Construction of an $11 million, 45-unit rental townhouse project just south of downtown is expected to begin later this year if it receives all of the needed approvals from the city of Des Moines.

The project – Fusion East at 1170 Tuttle St. and Fusion West at 1240 Tuttle St. – is part of Hubbell Realty Co.’s 84-acre Gray’s Station, located south of Martin Luther King Jr. Parkway between Southwest 11th and Southwest 16th streets. 

Development of the urban neighborhood, a former industrial site, is expected to be completed in about 10 years. The development will include pocket parks and bike-friendly streets and will be connected to Gray’s Lake.

Des Moines’ plan and zoning commission on Thursday will hold a public hearing on the proposed townhouse project. Each unit in the three-story, row-house-style buildings will have a two-vehicle attached garage. The townhouses will be available for rent in late 2020.

Currently under construction at Gray’s Station is Linc, a 227-apartment building at Southwest 11th and M.L. King Parkway. Leasing of units in the $48 million apartment building, which will be the gateway into Gray’s Station, will begin in early 2021.

Construction of owner-occupied townhouses is expected to begin later this summer, Hubbell officials said.
