Eychaner acquires commercial building

Developer and entrepreneur Rich Eychaner bought a commercial building at 5801 Thornton Ave. for $2.1 million on Aug. 22, Polk County recorder’s data shows.

The purchase from R&L Properties Inc. of West Des Moines was part of an exchange of land Eychaner sold in June, he told the Business Record. Robert and Linda Carpenter are listed as members of R&L Properties, records show.

The one-story building, built in 1998, is located on three acres in the Airport Commerce Park, south of Park Avenue. Other businesses in the area include Weitz Co., Wells Fargo and Siegwerk USA.

According to Eychaner, two-thirds of the building is leased to Galls, which in 2017 bought Carpenter Uniform. Galls has an existing lease with options to extend, Eychaner wrote in an email. The remainder of the building’s space has been leased.

“We are looking for a long-term rental of up to 8,800 square feet of office and warehouse with a drive-in door. We would also build out the warehouse space into more offices,” Eychaner wrote.

Other Transactions

Mant LLC paid DMA Enterprises LLC of Clive $2.8 million on Aug. 22 for a 49,775-square-foot warehouse that sits on 3.8 acres at 4043 120th St., Urbandale, Polk County recorder records show. The warehouse was built in 1999.

2 for U Properties LLC paid NJREC Inc. $3.5 million on Aug. 27 for a commercial building at 720 S. 68th St. in West Des Moines, Dallas County recorder records show. The building, which houses a day care center, Caliber Iowa home builders and Herbal Life, was constructed in 2008 on 1.87 acres south of Mills Civic Parkway. County records show the building was foreclosed on in 2012. The following year, NJREC, whose president is listed as Nicholas Jensen of West Des Moines, bought the property for nearly $2 million, records show.
