Developer will lobby for changes to Urbandale development

Hubbell Realty Company will continue to press for changes in a proposed residential development in Urbandale following a vote by the city’s Planning and Zoning Commission.
The development company is seeking to reduce the width of some lots in the Waterford Landing developments in northwest Urbandale.
However, those changes have been resisted by the city’s community development staff, which has argued that they would alter the way the city has approached development plans for its residential neighborhoods.
Community Development Director Paul Dekker noted in a staff report on the proposed changes that reducing lots sizes appeared to be a reaction to a slowdown in the residential market.
Dan Dutcher, Hubbell vice president for land development, said the changes better fit previous projects the company has done in Urbandale and elsewhere in the Des Moines area.
“It really has nothing to do with what’s going on in the overall market,” Dutcher said.
A development plan has been in place for the area, located on the north and south sides of Waterford Road, for several years. However, Hubbell wants to buy the property from a current ownership group and finish out the project.
Hubbell’s purchase of the land is pending a final decision by the city council, which will hear the company’s proposal Tuesday, May 20.
