Ruhl & Ruhl tapped by DRA to market Greater Des Moines properties

DRA Properties L.C., the Ankeny-based development company founded by billionaire Dennis Albaugh, has tapped Ruhl & Ruhl Commercial Co. to market its commercial real estate portfolio.

DRA owns more than 1,200 acres of development land and about a dozen buildings in Greater Des Moines, including office, retail, industrial and multifamily properties.

The partnership was announced on Sept. 3.

“We are extremely excited to enter into that relationship with Dennis Albaugh’s company, and we think it is a great opportunity in this marketplace,” said Kurt Mumm, president of Ruhl & Ruhl’s West Des Moines office.

“We think there are still opportunities in this marketplace,” Mumm said, adding that much of the land and many of the properties DRA owns in Ankeny are well-positioned, including parcels in the city’s new Prairie Trail development.

Though the size of DRA’s entire portfolio was not immediately clear, DRA spokewoman Ashley Johnson said Ruhl & Ruhl is “starting with a vast majority of it.” The goal, she said, is to transition all remaining listings within the next 12 months.

Marcus Pitts, a Ruhl & Ruhl vice president, has taken the lead on the project.

“We lowered prices across the entire portfolio,” including properties for sale and for lease, Pitts said. “We have to be as close to the best-priced product in the entire market as possible.” Pitts hopes various tax incentives, such as a tax break recently passed by the Ankeny City Council for the development of speculative industrial buildings, will increase activity in the area.

“Our aggressive pricing, coupled with numerous economic business incentives, can greatly reduce a company’s overall occupancy cost,” Pitts said in a release. “These factors will put our projects at a competitive advantage within the Greater Des Moines marketplace.”
