Construction of Dahl’s on Ingersoll has begun

Construction is under way on a Dahl’s Foods supermarket on Ingersoll Avenue that will be 20,000 square feet larger than the existing store and add a convenience store.

“We are definitely going to have more variety, more specialty items, and more organic and natural products throughout the store,” said Pat Childress, store director.

The gas station and convenience store will stand on the southwest corner of the lot.

Located at 3425 Ingersoll Ave. in Des Moines, the new store’s construction will take place in phases in order to keep the original store open.

The size of the existing store (48,000 square feet, originally built in 1952) had to be reduced by 6,000 to 7,000 square feet to accommodate the new 68,000-square-foot store. The variety of products has been reduced, the deli and bakery have been moved and the store’s café has been closed.

Cutting the amount of parking space in half has had the largest effect on business, Childress said. “But customers seem to be very loyal; we expected a bigger reduction than what we have seen.”

The concrete foundation is under way, the contractors are scheduled to have the steel frame up by the middle of May and hope to have the exterior walls enclosed by mid-July, said Jeff Larson of Larson & Larson Construction LLC.

The phased project, which includes tearing down the old store, is scheduled to be finished by the end of 2008 or beginning of 2009.

“Dahl’s is going to be integrated with the Ingersoll streetscape project … to match the Ingersoll business district,” Larson said.

Iowa Health clinic

Regency Commercial Services is building an approximately 17,600-square-foot, single-floor clinic for Iowa Health – Des Moines that will offer internal medicine and family physician services.

“Our clinic on E.P. True (Parkway) we have outgrown in terms of capacity,” said Jane Shelton, executive director for Iowa Health. “We were looking for space that would accommodate growth and expand (the number of) physicians as the community de-manded it.”

Regency is working on drywall, finishing the masonry work (stone and brick make up the exterior) and installing the exterior insulation finishing system at the facility located at 6010 Mills Civic Parkway in West Des Moines, said Melissa Driskell, a senior project manager with Regency. The building is scheduled to be completed in the end of June and the clinic is slated to open in mid-July

The mechanical, electrical and sprinkler work has been completed. “There is lots of stuff that has to go under the slab before it is poured,” Driskell said.
