Title company finds opportunity downtown
Title Services Corp. has leased nearly 4,000 square feet of office space on the ninth floor of the Midland Building, 206 Sixth Ave., in a move the company’s president, David Dunakey, said was a logical choice. The business had been at 6933 Vista Drive in West Des Moines.
Much of Title Services’ business, which involves foreclosures, home sales and refinancing, requires frequent trips to the Polk County Courthouse, located southeast of the Midland Building across the intersection of Sixth Avenue and Mulberry Street. And many of the metro area’s law firms involved in examining titles are within walking distance of the new office.
“We’ve been very busy,” Dunakey said, adding that with a larger staff the firm could handle a lot more work.
Health Bullock, a vice president with CB Richard Ellis/Hubbell Commercial, said he hasn’t seen many companies relocate downtown from West Des Moines during his 11-year commercial real estate career, adding that it traditionally trends the other way.
But he said some businesses are recognizing more opportunities.
Dunakey said he was attracted to the Midland Building’s amenities, including a fitness center, conference room and storage area for tenants’ use and the downtown area’s abundance of covered parking and eateries for employees was another draw.
“It makes sense for us to be downtown,” Dunakey said. “We look forward to a long-term relationship with the building.” The firm signed a three-year lease with an option for an extension, he said.
Bullock and Korey Birkenholtz, a sales associate, represented Community State Bank NA, the property’s owner, in the transaction.
Last October, in lieu of a foreclosure, Community State Bank acquired the property through a quitclaim deed from Boesen Midland LLC. Hubbell Realty Co. manages the 97,000-square-foot building.
