DRA Properties LC, the master developer of Ankeny’s Prairie Trail development, has partnered with Atlanta-based Terramark Partners LLC on the project’s town center component.

“We are the joint venture partner with DRA in regards to the retail, mixed-use portion of the project,” said Craig Kaser, a partner with Terramark. Kaser said the first phase of development will tentatively include about 250,000 square feet of retail and about 50,000 square feet of office space near the intersection of State Street and Prairie Trail Parkway.

The “plan is in fluctuation right now,” Kaser said, adding that talks with the city regarding infrastructure and logistics are continuing. An undetermined number of residential units will also be included in the build-out, expected to begin near the end of the year.

Terramark anticipates that the grand opening of phase one will take place in the late 2011 or the first half of 2012, with the construction of phase two to begin shortly thereafter.

Prairie Trail’s master plan includes more than 1,000 acres of residential neighborhoods, entertainment and recreational areas.
