2 new speculative warehouses under construction in Bondurant

The projects were among building permits issued in March, April

Temple Real Estate Services has begun the second phase of an industrial project in Bondurant, starting construction on two flexible use warehouse projects.

The projects at 2151 and 2201 Shiloh Rose Parkway S.W. are for speculative uses, wrote Dillon Temple in an email. “We currently do not have any signed leases but interest in leasing space has increased drastically over the past month.”

Building permits were issued in March and April for 20 new projects in the Greater Des Moines area, a review by the Business Record shows. The value of the projects is estimated at over $125 million.

The 22,500-square-foot warehouse under construction at 2151 Shiloh Rose Parkway is being designed to accommodate a mix of office and showrooms and warehouse space, Temple wrote.

The building will feature six drive-in overhead doors and two dock doors. The front exterior will feature brick accents with expansive showroom glass. The new construction is valued at over $1.5 million, according to the building permit.

The building will be “ideal for tenants seeking a clean and professional office and showroom space while still needing a warehouse area,” Temple wrote.

The 32,160-square-foot industrial flex space under construction at 2201 Shiloh Rose will include overhead doors on three sides of the building “giving us flexibility to accommodate a variety of suite sizes and layouts,” Temple wrote. The building will include 10 drive-in doors and four dock doors. The new construction is valued at over $2.1 million, according to the permit.

“While [the building] leans more toward warehouse and shop uses, there’s plenty of flexibility for office build-outs as needed,” Temple wrote.

Temple Real Estate Services plans a third phase of the project, Temple wrote. Buildings in the third phase will be similar to those in the project’s first two phases.

Temple wrote that the company was originally attracted to the area because of its easy access to the interstate.

“While the surrounding area has seen an influx of large-scale, high-bay warehouses, we recognized a gap in the market for smaller, flexible suite options,” Temple wrote. “Our project is designed to fill that need, offering a range of suite sizes and a mix of dock and drive-in access to appeal to a broader range of users who want to be in this growing area without the scale of a traditional warehouse setup.”

Building permits for the two projects were issued in April.

Also in April, a building permit was issued for construction of a two-story, 12,766-square-foot commercial project at 420 Sixth St. in Waukee. The building (shown at right) is under construction on a site that included two buildings – one that housed a law office and the other, a barber shop and apartments. Both buildings were razed.

The new building will be built with brick and storefront glass. The project is being developed by SJC Properties LLC.
