Building permit issued for 202-unit apartment in downtown

Permits issued for 31 new projects in Des Moines area in June

A building permit has been issued for the Falcon, a seven-story, 202-unit apartment project planned at 1435 Mulberry St. in Des Moines, a review of permit activity by the Business Record shows.

The apartment project was reviewed by a city board in in November 2023.

The Falcon is planned on a 1.3-acre site that previously had been occupied by the Des Moines Area Religious Council’s food pantry.

The building’s main entrance will be on the southwest side of the structure. The lower two levels of the building will be parking and the remaining five stories will be a mix of studio, one- and two-bedroom units.

Other amenities include an outdoor swimming pool that would be on the second floor; coworking space, dog wash, fitness center, grill station and bike repair room, according to information reviewed by the city board.

The project’s developer is Double Eagle Development, located in St. Louis.

The building permit placed the project’s value at $50 million. The permit was among 31 issued in June for new projects by the 13 communities and Polk County, whose building activity is reviewed by the Business Record.

T12 distillery
  • Five for Hubbell Realty Co.’s 162-unit apartment complex in Ankeny called Siena Crossing. Four of the permits are for a three-story apartment building; the fifth is for a clubhouse. The project is in the 2800 block of South Ankeny Boulevard. The total value of the permits that were issued is over $15.7 million.
  • One for development of T12 Distillery (pictured) at 101 Lincoln St. N.E. in Bondurant’s Grain District. The 12,235-square-foot building will include space for barrel aging, production, speakeasy area, covered patio, staging and event space. Also on the site will be two drive-thru restaurants: Twist and Farm Boys BBQ, according to city documents. The building permit valued the project at $2.5 million.
  • One for construction of a 13,249-square-foot addition to Lutheran Church of Hope’s facility in Grimes. The expansion project at 1335 N.E. Beaverbrooke Blvd. includes additional parking. The building permit valued the project at $9.1 million.
