The plan divides the land into three commercial lots. Clark Corner LLC, a partnership of Bob Clark and Lloyd Linn, owns the property and Dave Vance, owner of Alpha One, is the broker.

Last Friday, the city received site plans for Community Choice Credit Union to build a 9,100-square-foot building on the corner lot. After 12 years of working on the project, Vance said, “It took the credit union’s purchase to trigger the whole thing.” The business plans to be open by fall 2008. The developers are looking for buyers for the other two lots.

The Iowa Department of Transportation owns a small piece of the parcel and is in the process of being vacated. The developers also are working on removing the S.W. Ankeny Road cul-de-sac and putting in a street from Ankeny Boulevard that will connect to a street with access from S.W. Oralabor Road. They also are extending a 12-inch water main and 8-inch sewer lines to serve the lots, burying the power lines, and will put in an oversized sidewalk to extend the Gay Lea Wilson Trail, which will eventually help connect with the Neal Smith Trail.
