Construction under way at Greenway Crossing

A 25-acre parcel of land is being developed in West Des Moines along University Avenue between 92nd Street and 88th Street in anticipation that it will become a thriving community.
“The idea here is that this will become a community with homes, office buildings and retail,” said Jarad Bernstein, public relations specialist for Hubbell Realty Co. “You won’t really have to drive; you can work there, live there, work out there.”
The new community, which will be called Greenway Crossing, broke ground on the first phase of retail June 24 on the corner of 88th Street and University Avenue. The retail component will be called Shoppes at Greenway Crossing and will showcase the design work of Shiffler Associates Architects PLC with construction done by Hubbell Construction Services.
Shoppes at Greenway Crossing will feature a 6,406-square-foot 24-hour fitness center and a 1,000-square-foot dry cleaning store. The fitness center, 7 Flags 24/7 X-Press, is locally owned and is a franchise of the already established 7 Flags facility in Clive.
Home construction has begun on the site, and some houses already have been completed. The residential area is located on the southern end of the property, and the retail area will be located mostly on the northern end, Bernstein said.
Hubbell also plans to build an 8,000-square-foot, single-story, speculative office building directly south of the 7 Flags 24/7 X-Press. “What is different about (the office building) is that we are going to be seeking LEED (Leadership in Energy and Environmental Design) certification,” Bernstein said.
Bernstein said a groundbreaking ceremony for the office building will be held this summer.
“If you can get everything accomplished in a small area, then you’re doing good for the environment,” Bernstein said.
Venbury Square
Another Hubbell retail project is taking form in Altoona. Venbury Square, also designed by Shiffler Associates, will enclose 13,840 square feet divided into seven separate suites, with each suite occupying 1,500 to 1,720 square feet.
Hubbell Construction Services is responsible for construction of the retail center, which will be located right next to the new Hy-Vee store, also under construction.
Venbury Square, which had its groundbreaking ceremony June 25, will feature a clock tower at one end of the center and will be built in an L shape.
“Right now we have a letter of intent signed with a hair salon, and we are currently waiting for other retail tenants to fill the space,” Bernstein said.
