Des Moines hopes to help Alliance Technologies make a move

The city of Des Moines is prepared to give Alliance Technologies Inc. a $145,500 forgivable loan to keep the company and its 100 employees downtown.

A staff memo to the City Council says Alliance plans to move out of its present headquarters office at Capital Square and is considering a building owned by Knapp Properties Inc. at 420 Watson Powell Jr. Way and two locations in West Des Moines.

The Knapp property is among the downtown buildings undergoing energy audits as part of the city’s EcoCore Downtown Sustainability Study, which is intended to identify inefficient operating systems and propose remedies in order to make the buildings and their lease rates more attractive to tenants.

Knapp has proposed an estimated $650,000 in building renovations and tenant improvements to the building in an effort to convince Alliance to enter into a 10-year lease, according to the staff report.

In addition, there will be an attempt to link the building to the skywalk corridor at a nearby parking garage.

Alliance has indicated it will spend $300,000 on furniture, fixtures and equipment for the office building and will lease at least 40 monthly spaces at the parking garage. The office lease would be for 14,100 square feet.
