The first residents of the Equitable Building will move in this fall after three years of renovations to convert the upper five floors of the 19-story building to high-end condominium units.

Among the new residents are Charles and Jaina Johnson, who bought a 17th-floor suite for $1.43 million. They planned to move in this spring, but delays in construction pushed the date back, said the listing agent, B.J. Knapp, who works for Iowa Realty and is the son of Bob Knapp, the main force behind the rehabilitation of the Des Moines landmark.

The building has sold four out of 20 condos, after reducing the total planned residential units from 54 condominiums. The change was a result of a softening in the housing market and “an uptick on the commercial side,” Knapp said.

After interior demolition of the upper floors, the condos for sale are now “shells,” giving potential buyers a better idea of how the space can be laid out, Knapp said. They also have new windows, plumbing and electrical systems. The move is designed to allow buyers to custom-build their condos however they want them to be.
