Ankeny area visitors will have a new place to stay this summer. Brothers Dennis and Andy Patel, owners of ABC Investment Inc., are constructing a Hampton Inn & Suites off Southeast Convenience Boulevard in Ankeny.
“We have been seeing a lot of growth in the hotel/motel industry,” said John Peterson, Ankeny’s director of community development. “Based on the hotel/motel tax revenue it has been an increase in the market, not just spreading it out.”
The three-story, 74-room, 19,867-square-foot building will sit on a 2.95-acre lot at 6210 S.E. Convenience Blvd., just north of the Department of Transportation building in Ankeny.
The Patel brothers own and have built three other hotels in Ankeny, and are looking for expansion off Exit 89 on Interstate 35. Though there is development between exits 90 and 92, “there is future growth by Exit 89,” Dennis Patel said.
The area, called Corporate Woods Business Park, is still in the planning stages, but future development is anticipated.
“The master plan is being used to market to developers,” Peterson said. “The property owners would rather sell (the land) than develop it. But it is yet to be determined. We are starting to work on a marketing strategy for the area.”
The framing on the building is complete and the mechanical work, including electrical, plumbing and sprinkler installation, is in progress, said Scott Wolfswinkel, owner of Wolf Construction and a subcontractor on the hotel project.
Construction began in September 2007, Patel said, and the building is scheduled to be finished by this summer.
Sunset Square
Stanbrough Development Inc. has completed the exterior of Sunset Square in Norwalk.
Construction began on the 9,600-square-foot facility at the end of July 2007, and the development company completed the exterior in January, said Brad Stanbrough, president, CEO and owner of Stanbrough Development.
The interior work will be wrapped up as occupants lease the building.
“The inside will be finished to fit the needs of the tenants,” said Jeff Stanbrough, president, CEO and owner of Stanbrough Realty Co. LLC and real estate agent for the project.
One tenant, Godfather’s Pizza Inc., has already leased a portion of the building located at 1611 Sunset Drive, said Chris Nosbisch, community development director for the city of Norwalk. The space can hold anywhere from four to eight tenants needing office or retail space.
“It is next to the new Fareway (Stores Inc. supermarket) and across from Casey’s (General Stores Inc.) and the post office, which is kind of a big deal down there,” Jeff Stanbrough said.
