Local company to break ground on Ingersoll
Stickel Enterprises LLC plans to break ground on a three-story mixed-use office building at 2925 Ingersoll Ave. in late October or early November, or as soon as two houses on the property can be demolished to make room for the development.
Heather Stickel said original plans for a five-story loft project were thwarted by an oversupply of downtown lofts, prompting her and her husband, Jeff Stickel, to scale back the project to three levels, with a construction cost of approximately $1.5 million.
The Stickels will move their own business, Stickel Chiropractic Clinic P.C., into the second level of the 14,000-square-foot building when construction is completed in March 2009. A lease has been signed by Café Su, which will occupy the first floor, said Jan Berg, a listing agent with CB Richard Ellis/Hubbell Commercial.
The third floor will be built as a shell, said Heather Stickel, which the couple hopes to rent, lease or sell as residential or commercial real estate.
The general contractor for the project is Williamson Construction and the architect is Laugerman Architects Inc. of West Des Moines. A groundbreaking ceremony is scheduled for Oct. 3.
