No site plan for Hy-Vee as demolitions and acquisitions continue

Zoning for Hy-Vee Inc.’s new 63,880-square-foot supermarket in Beaverdale is in place said Ryan Moffatt, a Des Moines city planner, but the grocer has yet to submit an official site plan.
“So far just the master plan and concept has been brought together,” Moffatt said, adding that he is surprised Hy-Vee has yet to move the project forward. But other properties recently purchased in the area by Hy-Vee shows that the company still intends to build in the neighborhood.
Eight homes on the north side of Euclid Avenue have been demolished in preparation for the new construction, Moffatt said, adding that the last demolition permit was pulled in October.
Hy-Vee purchased the former India Star restaurant property at 3620 Beaver Ave. on Dec. 19. It also owns a property at 3600 Beaver Ave., currently occupied by El Aguila Real restaurant. And though Hy-Vee holds the title, Moffatt said there is no indication that it will be torn down at this point.
“But they could certainly pull a demo permit in the future,” he said.
The site of a cellphone tower will have to be relocated and the former Porky’s Diner building at 4444 Douglas Ave., which Hy-Vee purchased in April 2008, will have to come down to make way for the supermarket. Pat Brokerage Co., which is leasing space from Hy-Vee at 4518 Douglas Ave., will eventually relocate to an owner-occupied facility in anticipation of the development.
