NOTABLE TRANSACTIONS: Bankers group buys land in Urbandale for office building

The following real estate transactions in Polk and Dallas counties were recorded between July 27-31.

Iowa Bankers Insurance and Services Inc., based in Johnston, paid Mid-America Investment Co. $1.14 million for 6 acres at 8901 Northpark Drive in Urbandale, Polk County real estate records show. Iowa Bankers Insurance is an affiliate of the Iowa Bankers Association. The two groups plan to construct a two-story, 60,000-square-foot office building on the site. Earlier this year, the $19.6 million-project was awarded $710,800 in tax benefits through Iowa’s High Quality Jobs Program. The project is also expected to receive $1.6 million from the city of Urbandale through a tax increment finance rebate. The Urbandale City Council in April approved the project’s site plan. Mid-America Investment Co., located in West Des Moines, has owned the property since 2003, records show. The property is valued at $2.3 million. The transaction was recorded July 30.

Fargo Properties LLC, based in New Jersey, paid Holt Sales & Service LLC $1.8 million for property at 2601 and 2615 Dean Ave. in Des Moines, records show. The property includes a one-story, 1,500-square-foot warehouse, built in 1960, located at 2615 Dean Ave. and .6-acres of vacant ground at 2601 Dean Ave. A two-story warehouse that had been at 2601 Dean Ave. was torn down in 2012, records show. The combined valued of the properties is $357,300, records show. Holt Sales & Services bought parcels in January 2019 for $775,000. The transaction with Fargo Properties was recorded on July 30, records show.

The Detra A. Warren Revocable Trust paid the Barbara J. Anderson 2004 Trust $1.25 million for property at 9450 N.E. 38th Ave. in Altoona, records show. The property, valued at $207,170, includes 76.5 acres, about 70 acres of which is farm ground. Also on the property is a single-family house constructed in 1930, utility building, grain bin and dryer and other farm-related buildings. The sale was recorded July 30.

Robert and Faye Wade
 paid Kruse Construction LLC $1.05 million for property at 720 Century Circle in Waukee, Dallas County real estate transactions show. The property includes a 2,553-square-foot ranch-style house constructed in 2019. Amenities in the house include quartz counters, central vacuum system and custom tile accent wall along the staircase. The property is valued at $1.16 million, records show. The transaction was closed July 28.
