NOTABLE TRANSACTIONS: Data center developer acquires land in Altoona

413 wordsAll Latest News, Real Estate and DevelopmentA Denver, Colo.-based data center developer has acquired over 500 acres in Altoona south of Northeast 70th Avenue and about one-half mile west of Northeast 46th Street, Polk County real estate records show.
The area was recently annexed into the city of Altoona.
IALCO Polk County LLC, managed by Tract Capital, paid Bresson Real Estate Holdings LLC just over $10 million for about 270 acres, most of which is agricultural. The limited liability company also paid the Gerald Banning Trust and Mary Banning Trust $4.29 million for about 125 acres. In addition, the limited liability company paid the William Kimberley Revocable Trust $5.9 million for nearly 120 acres, located north of Northeast 62nd Avenue and west of the Chichaqua Valley Trail.
The Altoona City Council recently approved rezoning the area to limited industrial.
Tract Capital, based in Denver, acquires land for the development of data centers it builds for hyperscale customers, according to its website.
The land acquired by Tract Capital is about one mile northwest of Meta’s data center in Altoona. The city of Altoona has installed sanitary sewer in the newly annexed area, which is served by MidAmerican Energy Co. and has access to water.
The transactions were all recorded July 30.
In other transactions:
James and Susan Mars paid Terry and Judy Aikin $1.74 million for property at 1706 Burr Oaks Drive in West Des Moines, records show. The property includes a 2,516-square-foot house built in 2000. The transaction was recorded July 28.
Stanbrough Residential LLC, located in Urbandale, paid DSM37 LLC $2.39 million for property at 1419 Capitol Ave. in Des Moines, records show. The property includes the 37-unit East Village Park apartment complex that was developed in 1976. The property is valued at $2 million. The transaction was recorded July 31.
Limited liability companies located in Ann Arbor, Mich., have acquired 19 Ankeny residential property from DHIR Iowa I LLC, records show.
Tricap Kimberley Crossings TIC LLC, Zeal Kimberley Crossings TIC I LLC, and Zeal Kimberley Crossings TIC II LLC paid a limited liability company managed by DR Horton $3.7 million for the recently built multifamily residences, located in the 1400 block of Northeast 56th Lane, and the 5500 and 5600 blocks of Northeast Lavender Lane, all in Ankeny. The transaction was recorded Aug. 1.
Brookside North LLC, located in Sioux Falls, S.D., paid Hope K Farms LLC $1.3 million for 5 acres of undeveloped land south of Northeast 18th Street and east of Iowa Highway 141 in Grimes, records show. The transaction was recorded Aug. 1.
