Hubbell Realty Co. has purchased 3.7 acres in Adel where it plans to construct a senior living community.

Hubbell, doing business as Edencrest at Adel LLC, paid $744,003 for parcels located at 611 and 621 302nd Place in Adel, Dallas County real estate records show. Hubbell bought the undeveloped land from Cramer and Associates Inc.

The Edencrest development would be Hubbell’s eighth senior living community in Central Iowa. The Adel development will include 60 assisted living and memory care units, according to a spokesperson.

Hubbell has Edencrest developments in Altoona, Ankeny, Johnston, Norwalk, Urbandale and Des Moines. An Edencrest community is also under construction in Waukee and expected to be completed later this year.

Grading at the Adel site is expected to begin yet this year. The project is expected to be completed in 2024.

PFC WDM LLC, located in Omaha, paid Hurd Riverview LLC $3.6 million for 22.8 acres of undeveloped land on the northeast corner of South 88th Street and Mills Civic Parkway in West Des Moines. PFC WDM LLC is managed by Jerry Slusky, whose company is developing Picket Fence Communities, a single-family rental housing development, on the site. Stillwater CRE Partners LLC, located in Plymouth, Minn., paid Eichinger 4 LLC $1.85 million for property at 1620 S.W. White Birch Circle in Ankeny, Polk County real estate records show. The 1.1-acre parcel includes an 8,000-square-foot building constructed in 2005. The building houses a day care center. The property is valued at $1.1 million. The transaction was recorded Oct. 13. In a related transaction, Des Moines Childcare Holdings LLC, also located in Plymouth, paid Eichinger 4 LLC $5.3 million for property at 2501 S.E. Creekview Drive in Ankeny, records show. The 1.3-acre parcel includes a 6,522-square-foot, one-story building constructed in 1994. A day care center is located in the building. The property is valued at $973,000. AA Property LLC, located in Altoona, paid Greedy Investments LLC $1.35 million for property at 6082 N.E. 14th St. in Des Moines, records show. The 1.7-acre parcel includes a 9.600-square-foot one-story building constructed in 1998. The building houses an auto repair shop. The property is valued $834,000.
