NOTABLE TRANSACTIONS: Katecho acquires undeveloped parcels in southside business park

Katecho, a medical and cosmetic product manufacturer, is located at 4020 Gannett Ave. The seven undeveloped parcels acquired by Katecho are in the 2700 block of Army Post Road; 2700 S.W. 28th St.; 2600 S.W. 28th St.; 2500 Gannett Ave.; 2400 Gannett Ave.; 2300 Gannett Ave.; and the 2250 block of Gannett Ave. The transaction was recorded May 15.

Jon Miller paid Winegarden Nehring Family Trust $3.15 million for property at 14443 N.E. 84th St. in Maxwell, records show. The property includes a single-family home built in 1920. The assessor describes the house’s condition as “very poor.” Also on the property are grain bins, a garage and a shed. The property includes 229 acres, 204 acres of which are crop land. The transaction was recorded May 12.
2501 Holdings LLC, located in Waterloo, paid Dabrama LLC $2.3 million for property at 2501 Westown Parkway in West Des Moines, records show. The 3.1-acre parcel includes a 24,420-square-foot office building constructed in 2001. The property is valued at $2.5 million. The transaction was recorded May 13.
Nap Nebraska LLC, located in Bismarck, Neb., paid Midwest Motor Express Inc. $1.75 million for property at 1821 S.E. Hulsizer Road in Ankeny, records show. The 6.2-acre parcel includes a 6,300-square-foot metal transit warehouse built in 1980. The property is valued at $1.2 million. The transaction was recorded May 13.
Pete Simons and John Simons, both of Glidden, paid Penta Partners $4.25 million for property at 1615 S.E. Cortina Drive in Ankeny, records show. The nearly 2-acre parcel includes a 23,795-square-foot office warehouse built in 2020. The property is valued at $3.8 million. The transaction was recorded May 14.
Availa Bank, located in Ankeny, acquired 38.3 acres of undeveloped land in Johnston through a Polk County sheriff’s sale, records show. The bank acquired the property for $3.4 million. The parcel is located on the southwest corner of N.W. 70th Avenue and N.W. 86th Street. The property previously was owned by several entities including Mozart Properties LLC, Orton Development Co. LLC and Legacy Excavation LLC. Other owners include Daniel Pettit, a local developer with more than $230 million in debt. Pettit is accused of defrauding numerous people. The transaction was recorded May 15.
HIG Des Moines LLC, located in Garwood, N.J., paid William and Meghan Canada $1.3 million for property at 809 N.E. Broadway Ave. in Des Moines, records show. The 3-acre parcel includes a single-family house and mobile home park with 31 pads. The property, described by the assessor as in “below normal” condition, is valued at $629,000. The transaction was recorded May 16.
Aaron Jones paid ASG Development LLC $3 million for property at 7395 N.W. 100th St. in Johnston, records show. The 15-acre parcel includes a two-story house built in 2020. The transaction was recorded May 16.
