Grading for further road construction at Vintage Business Park in Ankeny started last week, adding on to the existing streets that will go through and around the park.

When finished, Vintage Parkway will be connected with Southwest State Street and Magazine Street will go through the middle of the park so that there is access to all the lots, said Tim Moerman, director of economic development for the city. Later, he said, the streets will be paved all the way to Urbandale.

Ted Rapp, development coordinator for DRA Properties L.C., the master developer for the project, said that the complete roads will be used for parking at an upcoming home show.

Vintage Business Park at Prairie Trail will be made up of 11 lots on a total of 80 acres on the northwest corner of the 1,000-acre Prairie Trail development, south of John Deere Des Moines Works and about one-half mile from the Des Moines Area Community College’s Ankeny campus.

DRA has had interest from several companies, but they are waiting for the infrastructure to be in place, Rapp said. There is a possibility of an office building going in along State Street and a mixed-use warehousing facility north of Magazine Street. However, no deals have been inked yet, he said.

The business park will accommodate corporate offices, research facilities and flex space.

One of the city’s strategies for tenants will be to find businesses that supply services to John Deere, given the proximity, Moerman said, and it will also explore a relationship with DMACC.

Given that Vintage will be adjacent to a “new urbanist” residential neighborhood, he said, the city will look for opportunities for residents to live in the neighborhood and work in the park.

Moerman said that the final plat is expected to be approved by the Ankeny City Council this summer.
