The West Des Moines City Council has approved a preliminary plat and site plan for a multifamily development on 88th Street that will include 172 units.

The Lancaster development, 700 S. 88th St., will be two four-story buildings that will be built on 9½ acres. Bryan Iowa Housing LLC is the project’s developer.

According to staff reports accompanying the city council agenda, no city funding is being used for the development, and the developer is responsible for all construction and installation of public and private infrastructure improvements that are needed.

The West Des Moines Planning and Zoning Commission voted on June 5 to recommend approval to the city council, which voted to approve the site plan and preliminary plat at its meeting on July 7.

According to the staff report, the development is expected to generate less traffic than previously thought, and that the planned street system has enough capacity for the apartments.

At its July 7 meeting, the council also approved a preliminary plat and site plan for a 4,200-square-foot convenience store with eight fuel pumps at 875 88th St. for the planned construction of a Casey’s General Store.

In staff reports, it shows access would be off Ashworth Road with a new access off 88th Street, but as traffic increases with new development in the area, access is anticipated to be limited to right turn in and out to prevent crashes.

The approval also came with the council limiting the hours of the store’s operation to 5 a.m. to 11 p.m.
